Food is excellent here for dim sum, take out and dine in I have lived close to it for 20 years. Forego the American menu and ask for the Chinese. I love the Singapore noodles, plenty of shrimp, barbecued pork, and a Malay literally Malaysian flavors of spices with rice noodles and cabbage. The mini steamed buns were delicious and eaten freshly steamed piping hot at the table all three melted in my mouth with their sweet and savory BBQ pork. I was there for lunch and Went home w leftover Singapore noodles I swear they got better overnight.

My wife and I love this place. It's not a beautiful building, and the decor is dated. Who cares!? The food is delicious- always fresh, and large portions. We have been fortunate, they have been able to accommodate us w/o reservations. This year, we had my bday dinner there (including young children) it went off without issue, and the staff was wonderful. You drive by and see the dated building/ give it a try. You won't regret it.
